CONSTRUCTION STAKING: HMH field survey crews are fully equipped with the tools necessary to respond to project construction staking requests effectively and efficiently. Our built-in system provides back checking of established control points and documentation of all points set in the field. We prioritize communication to ensure the best control is provided for each phase of construction. In addition to established control in the field, we also provide staking layout diagrams, cut sheets, and construction tolerance testing and reporting.
TOPOGRAPHIC SURVEYING: Accurate base mapping and location of existing features is essential to the successful implementation of any design. Each project presents unique conditions that require the use different instruments and techniques to efficiently and effectively acquire the necessary field data. HMH has both the experience and equipment to meet the demands of any topographic mapping task. With the use of our conventional tools, fully robotic instruments, Real Time Kinematic GPS survey equipment, the Trimble Virtual Reference Network, and aerial photogrammetry we are ready for any mapping job. Data acquired in the field is seamlessly transitioned into the office for clear and concise map creation.
ALTA SURVEYS: HMH has assisted title companies and land buyers/sellers by providing boundary and ALTA surveys for industrial, commercial and rental land use transactions for over 30 years. We maintain up-to-date knowledge of the stringent requirements developed by the American Land Title Association and the National Society of Professional Surveyors. Using our expertise and knowledge, we coordinate project-specific requirements to ensure complete and accurate surveys for our projects. Quality and efficiency is enhanced in our process through the integration of our office and field operations, both utilizing the latest in software and field equipment technology.
CONDOMINIUM EXHIBITS: We specialize in condominium mapping services for new construction condominiums and condominium conversion of existing buildings. From project inception, we closely coordinate the requirements and facilitate solutions to successfully navigate through the condominium creation process. Working with the attorney, title company, architect, and builder, we provide the directional insight to avoid pitfalls and steer clearly toward economically viable solutions that save time and money. The condominium plans prepared by HMH shows clear graphical representation that delineates the limit of airspace and common ownership, tied to horizontal and vertical control. The condominium creation process is enhanced with the integration of HMH’s decades of local experience creating commercial, industrial, residential and mixed use condominiums throughout the Bay Area.
BOUNDARY SURVEYS: HMH performs the intricate process of converting land descriptions contained in deeds to actual land boundaries that respect the legal aspects of Boundary Law, established boundary control in the field, and other recorded boundary evidence. Our technically skilled surveyors perform all the field work and office computations necessary to provide an accurate boundary for every project.
LEGAL DESCRIPTIONS AND PLATS: The conveyance of land rights or land entitlement requires a written Legal Description that precisely describes and locates the subject land with an accompanying diagram, or Plat. Our licensed land surveyors prepare Legal Descriptions and Plats for lot line adjustments, lot mergers, public and private easements and dedications, zoning applications and redevelopment districts.
RECORDS OF SURVEY: Securing the investment of time and money spent on computing property lines may be accomplished by filing a Record of Survey. HMH’s land surveyors provide the expertise to perform the needed field surveying, office computations and map preparation that conform to the Professional Land Surveyors Act requirement for Records of Survey. Our relationships with local agency survey staff provide for efficient processing, approvals, and filing.
PARCEL MAPS AND FINAL MAPS: The development process has many layers of complexity. One such task associated with many developments is the preparation of Parcel Maps and Final Maps. HMH’s expertise in the development process enables us to provide the legal documents that subdivide land. Our Licenses Land Surveyors have exceptional skills at Final Map or Parcel Map preparation and know best how best to produce a work product that conforms to local ordinances and the Subdivision Map Act.
