Autumn Terrace at College

Abandoned Union Pacific Railroad (UPRR) land/services through an area south of the Downtown offered an opportunity for infill development. This project balanced the character of the existing community with the need to provide additional single family homes. Incorporating the beautiful existing trees into the open spaces gave Autumn Terrace’s residents instant gratification. It is a peaceful walk through the central open space next to a meandering cobble creek. The development consists of 50 single-family homes.

Presidio El Camino

HMH worked with Core Affordable Housing on the Presidio El Camino in Santa Clara.  Presidio El Camino is comprised of studios and one-bedroom apartments, as well as approximately 3,000 square feet of retail / flex space. It is conveniently located close to shopping, grocery stores, and banks along the “Grand  Boulevard,” El Camino Real. This project features below-market rate studios and 1-bedrooms for households meeting income qualifications. The project was LEED Gold certified by the United States Green Building Council. The architecture and landscape architectural design is of California Mission and Spanish architectural styles contributing to the Grand Boulevard vision. The project includes a ground level arched arcade, decorative tile accents and mission towers.

Irvington Village

Working with Regis Homes, Bridge Housing, and KTGY Architects, HMH provided entitlement services, survey services and civil engineering. This 8.6 acre site included 115 for sale condominiums and 100 unit affordable housing apartment complexes and a small component of commercial space. This project represented the redevelopment of an existing big box retail site into a higher density, transportation oriented development. HMH provided consultation through the entitlement process, including PD Zoning, and Tentative Map. HMH provided topographic survey, mapping and on-site and offsite civil engineering construction documents.

Meridian at Midtown

HMH teamed with Republic Urban Properties and Barry Swenson Builders on the Meridian at Midtown mixed-use development located in the vibrant “Midtown” district in San Jose, California. Composed of 218 luxury apartment units and 15,000 square feet of retail space, the project will feature studios, one and two-bedroom flats and amenities such as a linear park, pool, cardio and yoga room, coffee bar and more.  Meridian at Midtown boasts an industrial chic interior with rustic finishes, clean modern lines and metallic accents that translates into an eye-catching space that is both sleek and functional. Bursts of bright color and geometric patterns breathe life into the sophisticated design, while nature makes itself at home, with environmentally friendly elements at every turn.

121 Tasman Apartment Homes

HMH worked with LCOR Residential on the 121 Tasman Apartment Home project, Providing Land Use Entitlement and Civil Engineering services HMH help bring another high end apartment community to North San Jose. The project focus is on community, connectivity, and convenience. Amenities include the personal service of a boutique spa, Wi-Fi Lounge with Pool Table, Executive Conference Room, Cardio and Strength Center, Bocce Ball Court, Bike Storage / Work Station and Dog Park On-Site all with the convenience of the light-rail station right outside.

Crescent Village

This Mixed Use project is within the North San Jose Area Development Policy area and is important in providing residential uses and retail space to support future industrial growth in this region of the city.
The 38.7 Acre project includes 1,750 single-family attached residential units with 15,000 sf of ground floor retail space and a new 5 Acre turnkey park. The 5 podium style buildings contain studio, one, and two bedroom stacked flats, some with lofts, over partial subterranean parking garages. Project amenities include swimming pools, clubhouses, fitness centers, a conference center and an internet cafe.

Plant 51

Working with Plant 51 LLC, HMH worked to help create an exciting new community close to downtown San Jose. This project site was an old canning facility and the homes were constructed within the old brick shell of the building. The interior landscape areas are divided into three courtyards and are all built on the podium. Raised planters include accent plantings and trees. Decorative tile and concrete paving accentuate the contemporary style of the project.
The historic Del Monte Cannery has been transformed into 156 urban living condos while retaining the historic integrity of the building. The podium level courtyard serves as the main open space for the residences. It features a central courtyard with deluxe BBQs and a calming fountain. The courtyards feature fire pits, raised platings, arbors, water features and lush planting.

Villas on the Boulevard

HMH worked with Summerhill Apartment Communities on the completion of a 4-story, 186 unit residential development in Santa Clara. HMH designed both the private and public surface improvements and wet utilities necessary to properly develop the building. In order to comply with the City of Santa Clara standards, complex hydraulic analysis was performed to ensure no more than 6-inches of ponding for a 100-year storm event, which supported the final surface grading design.
In addition, HMH worked closely with the City of Santa Clara, Caltrans and VTA to ensure the public surface improvements accommodated their design to incorporate the relocation of the existing bus stop and future Bus Rapid Transit (BRT) plan.
